The project stipulates the construction of the following three facilities: a stadium with 15,000 seats, a hotel with a business center that will be able to accommodate 725 guests and a sports and recreation center. The central axis of the project is the 34-storey hotel.

The project is centered around a football ground (105x68 metres) with two-storey tribunes (15,000 seats) and a VIP box. The tribunes may be covered by a transparent removable roof. The ground is surrounded by three-storey buildings that contain numerous rooms for sportsmen, coaches, judges, spectators, as well as retail trade and public catering facilities.

The layout of the trade facilities is similar to that of pedestrian streets. The vertical connection of the stories is provided by ladders and elevators that are located along the perimeter. The top floor is occupied by offices, while the 4-storey basement hosts a spacious parking lot that can accommodate 2,400 cars.

The sports and recreation center has the shape of an ellipse. It contains the following facilities:

• a gym (63x33 meres, 3,000 seats) that can host training sessions and competitions in team sports, including tennis and hockey;
• a football ground (105x68 metres) with an artificial floor and balconies. Under the ground there is a parking lot that can accommodate 1,100 cars. The sporting facilities are surrounded by a four-storey building that contains a fitness center with a swimming pool, a family entertainment center, a medical center, a beauty shop, cafes, restaurants and bars, a bowling hall, a billiards room, nightclubs and seven multiplex cinemas. The total area of the forenamed facilities is around 30,000 square metres.

The 34-storey hotel is the central point of the project. It visually completes the panoramic picture of Vaneyev Square and Partisanski Avenue. The lower 15 floors of the building are occupied by 3*** suits that are able to accommodate a total of 725 guests, while the upper 13 floors host offices (total area 11,800 square metres). The 3-storey stylobate hosts a business center, a restaurant, a café, a fitness center and service facilities. In addition, there is a parking lot (850 cars).
